Underwriting
Underwriting is the critical evaluation stage in the mortgage process where a designated underwriter verifies that the loan application meets all investor and regulatory standards. The underwriter assesses the “Four Cs” of lending: Credit profile, Capacity (employment stability and DTI), Capital (liquid assets and down payment paper trails), and Collateral (the independent appraisal). The underwriter issues initial conditional approval, reviews clarifying documents, and grants the final Clear to Close (CTC).
