Title Insurance

Title insurance protects both the borrower and the mortgage lender from financial loss caused by defects or encumbrances on a property’s legal title that existed prior to the closing date. During underwriting, a title company searches public land records to identify outstanding liens, unpaid property taxes, undisclosed heirs, or fraudulent deeds. A Lender’s Policy is mandatory to secure the mortgage lien, while an Owner’s Policy is optional but strongly recommended to safeguard the buyer’s personal home equity.
