Discount Points

Discount points are prepaid interest charges paid voluntarily by a buyer or covered via seller concessions at closing to permanently lower (“buy down”) the note interest rate. One discount point equals 1% of the total loan amount (e.g., $3,000 on a $300,000 mortgage). Buying points makes financial sense when the borrower plans to keep the property long enough for monthly payment savings to exceed the initial upfront fee.
