Amortization

Amortization is the mathematical schedule by which a fixed-rate mortgage is repaid over an agreed term (such as 15 or 30 years). In the early years of an amortization schedule, the majority of each monthly payment is applied toward accrued interest. As the loan principal decreases over time, an increasingly larger percentage of each monthly payment is directed toward principal reduction until the balance reaches zero.
